Tenancy Application
Please read the following carefully. The answers you provide will be used to assess your suitability to rent the property. It is important that each applicant answers questions fully and honestly.
A failure to disclose any material facts or providing information which is untrue, or misleading by any applicant or guarantor will result in your holding deposit being forfeited.
Our referencing process will include:
a) Credit check
b) Employment/Income verification
c) Current or previous landlord references.
The Holding Deposit reserves the property for you whilst you undergo referencing checks and the tenancy agreement is prepared. This is refundable to you subject to:
a) Satisfactory references being obtained.
b) Identification Documents being verified for each tenant and any ‘Permitted Occupier’. A ‘Permitted Occupier is a person over the age of 18 who is permitted to live at the property but is not a named tenant.
c) The Tenancy Agreement and if required a Deed of Guarantee is signed by all relevant parties to the agreement within 14 days of the Holding Deposit being taken.

If your initial application is deemed to be satisfactory based on the information provided we will contact you to arrange your formal application, take payment of the holding deposit and provisionally offer a tenancy to you pending the results of our formal referencing enquiries and the verification of your identification documents.
